Our Lease Option program is designed for people who want to own a home but may not qualify for (or want) a traditional bank mortgage right now.
You live in the home as a resident, make monthly payments, and a portion of those payments builds toward your future ownership. When you’re ready, you exercise the option and purchase the home under the terms we agreed on up front.
It’s transparent, structured, and built around real people and real timelines.
A clear path from renting toward ownership—with a locked-in purchase price.
You lease the home like a normal resident and hold the exclusive right to purchase at a price locked in up front. The home is not sold to someone else during your option period.
Standard option terms are often around three years and may be extended depending on the situation—giving you time to improve credit, save, and prepare for financing.
An upfront option payment is required (often around $5,000; amount varies by home and terms). It is credited toward purchase if you buy. Option payments are paid in full up front and are non-refundable if you do not purchase.
Fully renovated homes ready for occupancy with little or no extra work—ideal if you want a finished home and a simple move-in.
Occasionally available at a lower price with cosmetic or light work. A fit if you want lower cost, can handle updates, or want to build equity through improvements.
Lease option homes are for people working toward ownership. Residents are generally responsible for routine maintenance. Financing approval is not guaranteed—we encourage active work on credit and savings during the option period.
Don’t see the right home? Ask to join our Lease Option waiting list. We often notify list members before homes are publicly advertised.
You’re working toward traditional financing but want to start living in (and building equity toward) a home now.
Banks make it hard. We focus on the whole picture and structure a path that fits your situation.
You want the benefits of ownership and a clear timeline without the traditional mortgage process.
A portion of your payments goes toward the eventual purchase so you’re not just “throwing rent away.”
Purchase price, timeline, and option details are agreed in writing so everyone knows the path.
You’re in a RedBird home — renovated, maintained, and supported by our team the whole way.
